Seller Pre-Listing Inspections

Pre-listing inspections are overlooked by many sellers. Here are a few excellent reasons:

  • It allows you to see your home through the eyes of a critical, but fair, third-party.
  • It helps you to price your home realistically.
  • It permits you to make repairs ahead of time so that defects won't become negotiating stumbling blocks later.
  • There is no delay in obtaining the Use and Occupancy permit.
  • You have the time to get reasonably priced contractors or make the repairs yourself, if qualified.
  • It may encourage the buyer to waive the inspection contingency.
  • It may alert you of items of immediate personal concern, such as radon gas or active termite infestation.
  • It may relieve prospect's concerns and suspicions.
  • It reduces your liability by adding professional supporting documentation to your disclosure statement.
  • Alerting you to immediate safety issues before agents and visitors tour your home.

Mold Sampling

Anywhere there is moisture, even inside a wall, there is potential mold growth.  Mold is known to cause problems for those with Asthma and other respiratory ailments.  We can identify most areas that have existing mold growth and also point out areas that need to be monitored regularly.  Mold is not always readily visible, yet can still cause the associated health problems by infiltrating the air handling system in the home.  If you're considering purchasing a home, and notice any stale or musty odors in the house while touring it, we highly recommended that you have a mold sample taken before purchasing.  Learn more about mold here...

Public And Well Water Testing

Water quality is important to the health of you and your family. Many families have opted to have filtering systems installed in their homes in the last decade. These systems work well but like all mechanical systems, they have to be properly maintained. A water quality test will determine the safety of your water whether it is filtered or not. If the property's water supply is from a well, it is imperative that you have a water quality test prior to purchasing. The expense of drilling a new well can easily run into thousands of dollars. Well Water Flow Testing

I recommend well capacity testing be done by a professional well contractor.  The cursory type of testing typically done by home inspectors can't accurately measure well capacity recovery and runs the risk of running the well too low which may require labor that is beyond the scope of a home inspection. Providing a cursory test gives the client a false sense of security and is not the type of reliable information needed to make an informed decision. I will provide actual testing through a third party, professional well contractor.  Wells can present problems sometimes and most often it becomes noticeable in the output capacity of the well, not the flow capacity.  Septic Tank Inspections

The septic tank system in a home is obviously of great importance. Unfortunately, it is hidden underground. That makes it impossible to monitor from the surface. Tanks typically need to be pumped about every five-ten years depending on the number of people living in the home. More about septic systems...

I recommend only actual tank inspection from qualified septic tank professionals. Many inspectors will perform the common dye test. However, dye tests have no real value and give the client a sense of false security. If desired, I will provide actual testing through a third party, professional septic tank contractor. In almost all cases, excavation is necessary and will need to be approved by the property owner in advance.

Radon Testing

Radon is a radioactive gas which has been linked to cancer. It comes from the natural decay of uranium that is found in nearly all soils. It can be easily controlled if it is present and the first step is to determine whether it is indeed a problem. I provide testing with a Continuous Radon Monitor which allows immediate reporting at conclusion of test period. This is a far superior method than carbon cannister testing. This type of test accurately determines whether the levels of Radon present on the property are safe or unsafe. Most of the United States has some level of Radon present in the soil. The levels vary depending on the geology of the region. Even so, homes tend to trap the gases as they rise from the ground. So it is very important to have your home tested. Termite Clearance Letters

I provide the services necessary to obtain a termite clearance letter through a third party, licensed pest control company. I will schedule them to be on site while I am performing your home inspection. Termite Letters insure that the property has been thoroughly checked for current and prior infestation.
